What Staklio costs, how the trial works, and what happens if a payment fails.

Staklio is priced on two things: the owners you manage and the units in your rental programme. Properties, features and staff accounts are included.

The price

$7 per active owner plus $1 per participating unit, per month, with a $99 monthly minimum. An active owner is one who actually holds at least one unit — somebody on file with nothing assigned is not billed. A participating unit is one in your rental programme. Paying a year ahead takes 20% off.

What three properties pay

Both lines count. The minimum applies when the two together come to less than $99.

20 units, 6 owners — $42 + $20, under the floor	$99 / month
50 units, 40 owners — $280 + $50	$330 / month
150 units, 100 owners — $700 + $150	$850 / month
150 units, 120 owners — $840 + $150	$990 / month

Paid a year ahead those come to $950.40, $3,168, $8,160 and $9,504 — the monthly figure times twelve, less 20%.

What does not affect the price

•Properties — add as many as you need.
•Staff accounts — your colleagues on the Team page are free.
•Reassigning a unit from one owner to another.
•Owners with no unit — somebody on file but holding nothing is not billed.
•Archived owners — only active owners count.

The trial

New accounts get 14 days. When it ends, whoever holds the subscription is taken to the subscription page on their next visit. Owners are never locked out over a payment they have nothing to do with — they keep read access to their statements.

Adding owners mid-month

Nothing happens to your bill until the 1st. On the first of each month the owner and unit counts are read, and that is the price for the month ahead. An owner added on the 3rd is free until the next 1st — at most one month of grace, in exchange for never seeing a part-month amount on an invoice.

The import changes nothing until the next 1st, when the new count is read.

•The count is taken on the 1st and holds for the month.
•Losing owners lowers the price the same way — it is a snapshot, not a ratchet.
•Annual plans are prepaid for their term. Owners or units added above the prepaid counts are invoiced once, pro-rata for what is left of the year; the prepaid amount is not reduced if a count falls.

If a payment fails

What happens, in order

1 You get a banner and an email. Everything keeps working.
2 For 14 days nothing changes except that banner — time to update the card.
3 After that the account becomes read-only: statements, settlements and reports stay readable, but nothing can be changed until payment succeeds.
4 The moment a payment goes through, everything returns to normal immediately.

Notas: Use Manage subscription to update your card, change your billing address, download invoices or cancel. That opens Stripe's own billing portal — Staklio never stores your card details.

Who can see the subscription page?

Managers and admins. Owners cannot reach it — what the account costs is not their business.

Can I switch between monthly and annual?

The choice is made when you subscribe. To change afterwards, contact support.

I added an owner but was not charged.

Comped accounts and fixed-price deals are exempt. If neither applies, contact support — a charge can be missed if Stripe was briefly unreachable at that moment.
